How we run our properties

Managing NNN leases
In an NNN (triple net) lease, the tenant pays a share of taxes, insurance, and upkeep on top of base rent. We bill those leases exactly the way the lease is written. We track rent increases and their dates, how costs are shared, any caps or limits, and the deadlines to renew or end the lease — so nothing is discovered at the last minute.
Lease summaries
Before we send a tenant a first bill, we write a plain summary of the lease: rent, dates, deadlines, and who pays what. That summary is what we run the building from, not the signed PDF. The two costliest mistakes in commercial real estate — missing a renewal deadline and billing shared costs the wrong way — both start with a lease nobody summarized.
Settling shared costs (CAM)
CAM stands for common area maintenance: the shared costs of a property, like parking lot repairs, landscaping, and lighting. Once a year we compare what tenants paid against what was actually spent, and we bill or credit the difference. We keep big one-time projects separate from normal running costs, use the share of the building each lease specifies, honor any caps the lease sets, and send the invoices along with the statement so tenants can check our math.
Keeping insurance current
We check every tenant's insurance certificate against what the lease requires, confirm we are properly listed on the policy instead of assuming it, and chase renewals before coverage lapses rather than finding out after a claim. Our contractors carry their own current coverage too.
Keeping good tenants
Losing a tenant costs more than most owners expect: empty months, broker fees, money spent building out the space for someone new, legal fees, and the bills that keep coming while the space sits. That usually costs more than the rent bump a new tenant would pay. So we start renewal conversations years before a lease ends.
Planning for big repairs
We track how much life is left in roofs, parking lots, HVAC units, and fire safety systems, and we set money aside against those dates. Big repairs get scheduled instead of waiting for something to fail.
We own what we manage
