Clem’s primary responsibilities at Diamond Creek Holdings (DCH) include acquisition and leasing. Prior to DCH, Clem was employed by First Mortgage Corporation (FMC) for over 25 years, having most recently served as its President. FMC operated a 50-branch network of residential mortgage banking offices located throughout the Western United States. During his tenure, the company experienced tremendous growth. First Mortgage Corporation and Clem’s commitment to under-served borrowers earned him and the company a congressional citation and the “Finance Champion of the Year” award bestowed by the Department of Commerce. He served on the Board of Directors of the California Mortgage Banking Association (CMBA) and the Community Home Lenders Association (CHLA).

Clem has spoken about mortgage-related issues before numerous state and federal congressional audiences, regulatory agencies and the White House. In addition to his role with FMC, he managed a number of other companies focused on real estate acquisition, management and construction. Through his companies and affiliates, Clem has participated in thousands of “flip” transactions and amassed a substantial portfolio of commercial, industrial and residential properties. In addition to his involvement in the real estate sector, he co-founded Nutrishop, a national chain of sports nutrition superstores.

Clem holds a Bachelor’s Degree in Political Science from the University of Southern California (USC), and is a licensed Real Estate Broker and General Contractor in both Nevada and California.

Dawn is the co-founder and a Managing Member of Diamond Creek Holdings (DCH). For over 20 years, she has served the company and its predecessor companies in a myriad of roles. She has extensive expertise in the management of commercial, industrial and residential properties. Having managed hundreds of properties, she is exceptional in site management, tenant management and leasing.

As a hands-on manager, Dawn’s responsibilities include property management, financial accounting and customer service. She began her career in 1998 and prides herself on customer satisfaction and attention to detail, and she is committed to continuing the company’s growth. In addition to her role with Diamond Creek Holdings, Dawn is involved with other real estate services companies focused on the acquisition and resale of, primarily, residential properties.

Clem Ziroli III serves as Asset & Acquisitions Manager at Diamond Creek Holdings, where he is involved in the acquisition, management, and strategic growth of the company’s real estate portfolio.

His responsibilities include evaluating new investment opportunities, underwriting potential acquisitions, negotiating transactions, overseeing leasing activity, and supporting the ongoing management and repositioning of commercial and residential assets. His experience spans industrial, retail, office, and multifamily properties across multiple markets.

In addition to his work with Diamond Creek Holdings, Clem is a licensed Nevada real estate salesperson with The Robledo Group at Virtue Real Estate, giving him additional experience in brokerage, leasing, property valuation, and investment sales.

A Las Vegas resident and graduate of the University of Nevada, Las Vegas, Clem brings a hands-on, investment-focused approach to real estate, with an emphasis on identifying opportunities, improving asset performance, and creating long-term value.
